- WaterMill—an 800 acre neighborhood within the Argyle Forest Development of Regional Impact. WaterMill includes over 1500 residential units, a 200 student childcare center, a community recreation facility, pedestrian and bicycle paths, open space, neighborhood parks, conservation lands, and over 300,000 square feet of non-residential development. Residential unit types include single family homes, townhomes, and apartment homes.
MCS Development Corporation
MCS Development Corporation, founded in 1983, has been the sole principal and/or managing partner in numerous developments in the three county First Coast Florida area. Projects include stand alone, single family residential neighborhoods and mixed use developments. In addition to Amelia Park, MCS projects include Ocean Reach, Port St. John, and Istoria.
- Ocean Reach—a 150 single family home residential community located on Amelia Island, Florida. Ocean Reach commenced in 1994 and was MCS' first innovated move away from status-quo, production home land development. This project demonstrated the benefit site management and tree/vegetation preservation had on property values.
- Port St. John—a riverfront enclave of custom homes set in a rural environment located in the Julington Creek area of St. Johns County. Tree preservation, expansive open spaces, light pollution management, and waterfront community access are some of the smart planning techniques used in the development of this niche community.
- Istoria—a 40 acre project that will ultimately include single family residential, multi family residential, professional office, and retail uses. The architecturally coded development is located approximately three miles south of Palencia on the shores of Casa Cola Creek in St. Johns County, Florida. Preservation, native landscaping, active and passive open spaces, site plan management, and a governing design code are the primary smart growth techniques being used to develop this mixed use community. Istoria won a Florida Planning and Zoning Association award for “Best Private Sector Design” in 2007.
